What goes into a renovation
Every renovation is architect-led and delivered by our experienced team. We work alongside a selection of highly-skilled local trades and suppliers we trust to deliver exceptional results.
The standard is set by the drawing and held all the way through, from existing-conditions walk-through to handover.
Working with your architect
Most clients come to us with an architect already engaged - yours, one we've worked with before, or one we can recommend if you don't have one yet.
We read the existing structure alongside the new drawings and flag anything that needs resolving early - so the build runs smoothly from day one.
How a renovation runs differently
A renovation is shaped by what's already there. We work out what's worth keeping - structure, sightlines, light, the existing fabric that still has life in it - and design the build sequence around minimising disruption to the parts that stay.
Renovations also hold more unknowns than new builds. We name them clearly in the quote, set realistic allowances, and talk them through with you as they come up.

Site visit and walk-through
We walk the home with you, look at what's there and what the bones can take, and talk through scope, materials and where you're at.

Estimate against drawings
Itemised pricing against the documentation, with allowances called out clearly and unknowns flagged upfront.

Contract and pre-construction
Contracts signed, key trades and suppliers locked in, demolition and make-safe sequenced before site work starts.

Construction
The build runs to the agreed plan, staged to minimise disruption to the parts of the home that stay, with regular site updates and variations written and signed before they're done.

Handover and defects
Walk-through with you on completion, snag list worked through, and the handover pack provided.

Statutory builder warranty
Statutory builder warranty in place from handover. We're contactable through the warranty period and beyond.
